Selling a Home in Winter

Traditionally, winter may be seen as a less desirable time to sell your home.  However, the colder months can actually work in your favor, especially in a ski destination like Santa Fe!

We see an influx of tourists in the winter, many of whom fall in love with the City Different and decide to either move here or acquire a vacation home for longer stays.  This gets more eyes on your home at a time of year that is especially beautiful in our area.  Adding some holiday lights and festive decor can create a cozy, welcoming atmosphere that buyers won't want to leave.

Furthermore, even though listing a home in the winter in Santa Fe can be beneficial, spring still sees a higher number of listings, meaning you will be facing less competition in the winter.  This offers higher visibility to your home, especially with the extra people in town.

Less inventory also means fewer choices, which can make buyers less likely to make lower offers, since they have fewer homes to choose from and don't want to risk missing out on a great property.

In addition, since the shorter days and cooler temperatures make viewing homes less convenient, the buyers that are looking tend to be more serious and eager to move through a transaction quickly, as they are often moving out of necessity.  The start of a new year is often the start of new jobs. Many companies choose to relocate during the off-peak or winter months to save on moving costs or to avoid the competitive real estate market during the peak season, bringing motivated homebuyers who are looking to get situated quickly.
